This project seeks to identify small sites in a chosen area in Hoxton which could be used for housing. Examining the various housing estates in the area a volumetric mapping exercise measured how many extra homes could be built if such sites were utilised. Some of the sites have subsequently been considered for development by Hackney Council. It is hoped that the very smallest sites could be undertaken by self building as they are too small to be considered viable by the Council which does not want to sell them.
A hypothetical volume was added to all the sites identified which took broad account of the heights of neighbouring buildings, right to light which might affect planning permission and the general context. An approximate number of dwellings could then be calculated based on the Mayor of London's housing standards. The site shown is currently vacant.
This site is currently occupied by under-used single story garages. If the volume shown is added it could provide up to 22 homes with two bedrooms which could each be occupied by four people.
